Methodology
Last reviewed: May 2026
This page explains how a project moves through Entrestate from raw inputs to an inspectable verdict. There is no magic layer — defined inputs, explicit derivation rules, and decision thresholds that a serious reviewer can argue with.
Every value published on the platform carries an evidence level that names its source and inspectability:
Each project carries three distinct signals; we do not roll them into one opaque number:
Decision labels are issued against published thresholds so a serious reviewer can re-derive them:
Even if a numeric threshold is met, we apply hard guards before publishing:
We consume DLD records, developer disclosures, public listing feeds (PropertyFinder, Bayut), and area benchmarks, then apply a normalization and matching layer to produce canonical project / area / developer entities. We do not claim full coverage of every market or every unit. The current scored count is exposed at /api/platform-metrics.
A BUY at Entrestate means: "current evidence supports entry now under this investor profile." It is not a financial recommendation and does not replace legal review or a personal advisor. Every project page surfaces the evidence, the assumptions, and what is missing alongside the verdict.
